Here at Liberty Lettings we understand moving can be a very exciting time but also a very stressful time especially if it’s your first potential home which is why we are here to help.
So by now you would have considered the property type, location and monthly rental budget, and filtered it down to find what is available to you. You may have browsed different websites and come across techno jargon and various fees, but we just like to keep it simple with no hidden fees or additional extras along the way.
How Does The Process Work?
If the landlord is happy to proceed with your application, we would request a holding deposit equivalent to 1 week’s rent. This holding deposit is considered as security of your interest. Please note the holding deposit is non-refundable if you withdraw from the tenancy prior to the commencement date or provide false or inaccurate information on your application form. If the landlord withdrew from the property these monies would be refunded to you. These monies will be credited to the fees due at the beginning of the tenancy.

HOLDING DEPOSIT
To withdraw the property from the market while your references are undertaken we require a holding deposit equivalent to 1 week’s rent. FIRST MONTHS RENT
We require a minimum of 1 months’ rent paid in advance and cleared through our bank prior to the commencement of the tenancy.
SECURITY DEPOSIT
We require a minimum of 1 months’rent security deposit, to be paid in advance and cleared through our bank prior to the commencement of the tenancy. The security deposit will be registered with an approved government authorised scheme, The Deposit Protection Scheme and will be returned to you at the end of the tenancy subject to no damages to the property contents or missing items.

This rarely happens providing the information on the form is filled in correctly, in such event; dependent on the reason for the referencing being declined we would discuss with you the possibility of having a guarantor, where we would check them at no extra cost to yourself.
Unfortunately the Administration fee is non refundable.

A. Usually the first contract on all properties is a 6 month period, which will be extended on the assumption of both parties being in agreement.

Don’t worry We sorted it, like we said we like to the take the stress away from you!!!, Our team would have contacted the relevant companies and council making them aware of new tenants to the new property and the date you took occupancy. You will receive confirmation usually in the first week of residing.
A. If the landlord is happy for pets to be in the property then we may require a higher security deposit, usually up to a month’s rent.
A. No. However it is advisable to take out such a policy to protect your belongings, we can if required arrange this for you.
