Information For Tenants

Here at Liberty Lettings we understand moving can be a very exciting time but also a very stressful time especially if it’s your first potential home which is why we are here to help.

So by now you would have considered the property type, location and monthly rental budget, and filtered it down to find what is available to you. You may have browsed different websites and come across techno jargon and various fees, but we just like to keep it simple with no hidden fees or additional extras along the way.

How Does The Process Work?

STEP 1Having found a property of interest, you would contact us and arrange a convenient viewing time.
STEP 2If you were happy with the property we would require you to complete a Liberty Lettings Application form for us to discuss with the landlord.

If the landlord is happy to proceed with your application, we would request a holding deposit equivalent to 1 week’s rent. This holding deposit is considered as security of your interest. Please note the holding deposit is non-refundable if you withdraw from the tenancy prior to the commencement date or provide false or inaccurate information on your application form. If the landlord withdrew from the property these monies would be refunded to you. These monies will be credited to the fees due at the beginning of the tenancy.
STEP 3 Our team would submit your application to our referencing agency where it would be checked for:
  • Credit
  • Employment
  • Financial
  • Existing landlord reference
  • Right To Rent Check
Where applicable a Guarantor may be required and additional checks will be inclusive of costs.
STEP 4 On success of the referencing department (on average a 2 week turnaround) we would contact you to agree a moving date. On this date we would require a month’s deposit which is held in trust by a protected government scheme and a month’s rental in advance. Leaving just the signing of the tenancy and for us to congratulate you and hand you the keys to your new home.

The tenancy is subject to contract and satisfactory references

HOLDING DEPOSIT

To withdraw the property from the market while your references are undertaken we require a holding deposit equivalent to 1 week’s rent. This holding deposit is considered as security of your interest. Please note the holding deposit is non-refundable if you withdraw from the tenancy prior to the commencement date or provide false or inaccurate information on your application form. If the landlord withdrew from the property these monies would be refunded to you.

FIRST MONTHS RENT

We require a minimum of 1 months’ rent paid in advance and cleared through our bank prior to the commencement of the tenancy.

SECURITY DEPOSIT

We require a minimum of 1 months’rent security deposit, to be paid in advance and cleared through our bank prior to the commencement of the tenancy. The security deposit will be registered with an approved government authorised scheme, The Deposit Protection Scheme and will be returned to you at the end of the tenancy subject to no damages to the property contents or missing items.
